Epoxy Cleaning FAQ

How do I clean my epoxy garage floors?

Keeping your epoxy garage floor clean isn’t just about appearance—it’s one of the most important steps in protecting the topcoat and extending the life of your floor. Using the wrong cleaner is the fastest way to dull, haze, or even damage your coating. Generic household cleaners, degreasers, and soaps are not designed for epoxy and
can break down the finish over time.

The ERC formulas lift dirt, salt, tire marks, and residue without leaving film and without weakening the topcoat—helping your
epoxy floor stay glossy, protected, and long‑lasting.

For spills, stains, and spot cleaning

 Use ERC 1 Shot.

  1. Spray directly on the spill or stain
  2. Let the cleaner sit for up to 30 seconds
  3. Do NOT let it sit for an extended period as it may dry out
  4. Agitate the spot with a stiff bristle brush
  5. Wipe clean with a dry towel or cloth
  6. Rinse thoroughly
  7. Allow the floor to dry completely

For routine garage floor maintenance or cleaning larger areas Use
one of ERC’s epoxy‑safe floor cleaners.

 ERC Ready 2 GO
This is our pre-diluted 1 gallon option, that is perfect for quick, no‑mix
cleaning of full garage floors.

  1. Shake well before use
  2. Apply cleaning solution directly to the affected area using a mop
  3. Agitate thoroughly using a stiff bristle brush
  4. Remove the solution with a damp mop or vacuum
  5. Rinse thoroughly
  6. Allow the floor to dry completely

ERC Concentrate Options (1 N Done, 1 Quart, 1 Gallon,5 Gallons)

  • ERC 1 N Done Concentrate – Ideal for one to a few cleanings; mix with water as directed.
  • ERC Quart & Gallon Concentrates Best long‑term value for installers and homeowners who clean regularly.

1 N Done, 1 Quart, 1 Gallon, 5 Gallon Concentrates

  1. Dilute 6 to 8 U.S. oz/U.S. gal. depending on surface conditions
  2. Apply cleaning solution using a mop
  3. Agitate thoroughly using a stiff bristle brush
  4. Remove the solution with a damp mop or vacuum
  5. Rinse thoroughly
  6. Allow the floor to dry completely

How do I clean tire marks off epoxy?

Tire marks are one of the most common questions I get after 20+ years installing and maintaining epoxy floors. ERC is extremely effective at removing rubber residue, but it’s important to understand one thing up front: no cleaner can guarantee stain removal if the tire marks have penetrated a worn, thin, or compromised topcoat. Deep‑set stains, long‑standing contamination, or porous surfaces may limit results.

When the tire marks are on the surface and have NOT penetrated the topcoat, ERC gives you the best chance at a complete clean.

Spot Cleaning Tire Marks — Use ERC 1 Shot

ERC 1 Shot is ideal for small areas or isolated tire marks.

Steps:

  1. Sweep the area to remove loose dirt and debris
  2. Spray ERC 1 Shot directly onto the tire marks
  3. Let it sit for up to 1 minute — do not let it dry
  4. Agitate thoroughly with a stiff‑bristle brush
  5. Wipe clean with a dry towel or cloth
  6. Rinse thoroughly
  7. Allow the floor to dry completely

1 Shot breaks down rubber quickly without damaging the epoxy topcoat.

Larger Tire Mark Areas — Use ERC Ready 2 GO

For bigger sections or full‑bay tire marks, ERC Ready 2 GO gives you powerful, no‑mix cleaning.

Steps:

  1. Shake well before use
  2. Apply the solution directly to the affected area using a mop
  3. Agitate thoroughly with a stiff‑bristle brush
  4. Remove the solution with a damp mop or wet vac
  5. Rinse thoroughly
  6. Allow the floor to dry completely

Ready 2 GO lifts rubber, dirt, and grime while keeping the coating protected.

After Cleaning:
To help prevent future tire marks and protect your epoxy topcoat, we recommend placing high‑quality tire mats or parking pads under your vehicle’s tires. This reduces rubber transfer, minimizes wear, and helps extend the life and appearance of your epoxy floor.

How often should I clean my epoxy?

Keeping your epoxy floor clean is one of the best ways to protect the topcoat and extend its lifespan. After 20+ years in the industry, here’s the maintenance schedule I recommend:

  • Weekly: Light cleaning — sweep or dust‑mop to remove dirt, grit, and debris
  • Monthly: Full wash using ERC Ready 2 GO or ERC concentrates
  • After Spills: Clean immediately with ERC 1 Shot to prevent staining
  • Seasonally (every 3–4 months): Deep clean to remove salt, tire residue, and buildup
  • Annually: Full inspection and thorough cleaning to maintain gloss and durability

Regular cleaning with epoxy‑safe ERC products prevents dulling, hazing, and premature wear, helping your floor stay protected and looking new for years.

Please see the epoxy maintenance checklist for more information and details.

Why shouldn’t I use generic cleaners for epoxy maintenance?

Your epoxy floor is an investment, and protecting the topcoat is the key to keeping it looking new for years. While generic cleaners are convenient and often inexpensive, they’re simply not formulated for resinous epoxy surfaces. Over the years, I’ve tested dozens of them, and even the “mild” ones can create problems:

  • Many contain chemicals that slowly break down the epoxy topcoat
  • They often leave behind film or residue that dulls the shine
  • Some require multiple applications to get results
  • Residue can make the floor feel slippery or tacky
  • Repeated use can shorten the life of the coating

These issues aren’t about any one brand—they’re about the fact that generic cleaners are designed for general surfaces, not epoxy.

After years of seeing sub‑par results and frustrated customers, we developed a cleaner that actually matches the chemistry of resinous floors.

Why ERC is Different

ERC is engineered specifically for epoxy and polyaspartic floors, giving you results generic cleaners simply can’t match:

Extends the life of your epoxy
Protects the gloss and clarity of the topcoat
Leaves zero film or residue

Storage & Disposal

Storage & Disposal – ERC Epoxy‑Safe Cleaners

Proper Storage

To maintain product performance and protect your epoxy floors, store ERC products with the same care we use on job sites:

  • Keep containers tightly sealed when not in use
  • Store in a cool, dry, well‑ventilated area
  • Avoid direct sunlight, extreme heat, or freezing temperatures
  • Keep away from incompatible chemicals or strong oxidizers
  • Do not store near food, drink, or animal feed
  • Keep out of reach of children and pets

Proper storage helps preserve ERC’s cleaning strength and ensures the formula remains stable for long‑term use.

Safe Disposal

ERC is designed to be environmentally considerate, but proper disposal is still important:

  • Do not pour unused product directly into storm drains
  • Small amounts of diluted product can typically be disposed of through normal household drains
  • For larger quantities, follow local regulations for chemical disposal
  • Empty containers can be rinsed and recycled where facilities exist
  • If recycling is not available, dispose of containers in accordance with local waste guidelines

Installer Tip

Never mix ERC with other cleaners or chemicals. This can reduce effectiveness and may create unwanted reactions. Always use ERC products as‑is or diluted according to the label.

Can I still use ERC if it gets frozen?

Can I still use ERC if it gets frozen?

Yes — in most cases ERC can still be used after freezing, but it needs to be handled properly to restore performance. While we always recommend storing ERC in a room‑temperature, warm, dry environment, accidental freezing can happen during shipping or winter storage.

Here’s what to do:

If ERC has been frozen:

  • Bring the container indoors and allow it to fully thaw at room temperature
  • Do not apply heat directly to the container
  • Once thawed, mix or shake thoroughly to re‑blend the formula
  • Wear proper protection to avoid splashing during mixing
  • After it is fully mixed, you can dilute or use as directed

Important Notes

  • Freezing may temporarily separate ingredients, which is why thorough mixing is essential
  • If the product appears unusually thick, lumpy, or separated even after mixing, test a small area first
  • Repeated freeze–thaw cycles may reduce effectiveness, so proper storage is always best

ERC is engineered to be durable and reliable, but storing it correctly ensures you get the best performance every time.
